Over the weekend me and my missus put an offer in to buy a flat. It's a pretty big step to be honest, especially for her, as she's moving up to essex from surrey.

I'm 23 and she's 25, we've both been away to university so we're used to living away from home as it were.

Still, it's a big commitment, not only financially, but to each other as well. I'm excited and nervous at the same time, but I'm sure everything will be fine.

I'm just sitting here, waiting for the phone to ring to see if the offer has been accepted.

Bad news for not getting the one you wanted but best of luck finding one in the future.

Next week, me and the girlfriend are celebrating our first anniversary in our house. It's been tough (and damned expensive) but it's also been the happiest time in my life so far.

Yes the flat is that desirable, we're on a Graduate fixed rate mortgage, so we're getting a good rate.

We've calculated our budget, with slack and taking into account everything we can think of, including a bit of savings.

Just put in a slightly higher offer, so lets wait and see what happens...

Afford what? To up your offer? Interest is on the rise so don't forget that if you calculate the repayments without any slack you could find yourself in trouble short order.

Is the flat that desirable? Can you not wait to look around some more?

Just heard back, the offer has been rejected.

Need to look at finances again to see if we can afford it...
