If you like Tribes sytle games then Unreal 2 should be good, despite the fact that the levels are a bit large for the amount of people the Xbox can get on them.
If in doubt: rent.
Can this game look any better? Jeebus Christ! Both parties look excellent to play as (Spys jumping and climbing everywhere, Mercs using Electromagnetic and motion sensors) and there seems to be a genuine sense of "I must stay quiet or I'm fooked" about the game.
Images in a magazine don't do it justice - you seriously need to see the videos to truly appreciate this beauty!
