If you buy it from a shop, you install it from the disc then unlock it through Steam (to check you have a legal copy presumably). You can also buy it off Steam, which is where it just downloads it all.

Am I right in the understanding that the game has to be downloaded once bought as opposed to it being installed off of the disc?
